You need to visit your gifting buddies (or those who send you gifts) and ask them on their wall to send you some

Some players gift what they want back, so that's another way. You can also leave a message on your wall or leave a message on any of your neighbours walls too.

The Royal Chateau is unlocked after unlocking the Royal Exchange. You buy the chateau with 50 trade tickets

There is not any reason that would make sense the designers of the game like random features.
