It depends of course on what you already have and need. For instance: if your ponds/wells give you enough fish I wouldn't buy the fishmarket just yet.

Just sec choosing I would say: wizard school, living tree and faerie flowerbed.

Wizard school: energy!
Living tree: personally I had much trouble having enough living wood before the tree arrived, so happy with it!
Faerie flowerbed: seeds and murmur
Or a dragon if you're in need for dragon scales.
