What is in the Treasure Chests?

I would like to know what the items are in the Treasure Chests for 2012 to see what I have the chance to get. I don't like spending that many gems blindly. Can anyone tell me? I also saw a neighbor had a sailboat I really want. Anyone know where that one came from? thanks for the help.
